INSURANCE BASICS 

Renters insurance is an essential safeguard for individuals living in apartments or rental homes. While landlords typically cover the building itself, renters insurance protects your personal belongings and provides additional financial security. It typically includes three primary types of coverage: property, liability, and additional living expenses.

 

1. PROPERTY COVERAGE

Renters insurance helps replace or repair personal belongings such as furniture, electronics, clothing, and valuables if they’re damaged or destroyed by covered events. This includes incidents like fire, theft, vandalism, or certain types of water damage. However, it’s important to review policy limits, especially for high-value items, as these may require additional endorsements for full coverage.

2. LIABILITY COVERAGE

This coverage protects you financially if you’re found responsible for injury to others or damage to their property. For example, if a guest is injured in your home or you accidentally cause water damage to a neighbor’s apartment, liability insurance can help cover medical expenses, legal fees, or repair costs.

 

3. ADDITIONAL LIVING EXPENSES (ALE)

If your rental becomes uninhabitable due to a covered disaster, ALE coverage can help pay for temporary housing, meals, and other increased living expenses while repairs are made.​

 

LEVELS OF COVERAGE

 

Renters insurance policies offer different options for how claims are paid:

1. ACTUAL CASH VALUE (ACV) 

Covers the current market value of your belongings, accounting for depreciation. For example, a five-year-old TV will only be reimbursed at its current worth, not the price you paid.

2. REPLACEMENT COST

Covers the cost to replace damaged or stolen items with new ones of similar quality, without deducting for depreciation.

3. GUARANTEED/EXTENDED REPLACEMENT COST

While rare for renters policies, some insurers may offer extended coverage that pays above the policy limit to fully replace items in extraordinary circumstances.

 

STANDARD RENTERS POLICY EXCLUSIONS

While renters insurance provides comprehensive protection, it doesn’t cover everything. Exclusions typically include natural disasters like floods and earthquakes, as well as damage caused by pests, mold, or normal wear and tear. High-value items such as jewelry or collectibles may not be fully covered without additional endorsements. Be sure to review your policy to understand its limits.

 

DISASTER COVERAGE

Renters insurance typically covers common disasters such as fire, smoke, theft, vandalism, and water damage from burst pipes. However, floods and earthquakes require separate policies.
